We provide property refurbishment, renovation, building, maintenance, and project management services across the UK.
2. Acceptance of These Terms
By instructing Partington Properties Ltd, accepting a quotation, making payment, or allowing works to commence, you confirm that you have read, understood, and agree to these Terms & Conditions.
These Terms form the entire agreement between you (“the Client”) and Partington Properties Ltd (“we”, “us”, “our”).
3. Quotations & Estimates

All quotations are valid for 30 days unless stated otherwise.

Quotations are based on information available at the time and may change if:

The scope of work changes

Hidden or unforeseen issues are discovered

Materials, labour, or access requirements change

Estimates are not fixed prices unless explicitly stated as such in writing.
4. Scope of Works

The scope of works will be defined in the written quotation or agreed variation.

Any work outside the agreed scope will be treated as a variation and charged accordingly.

We are not responsible for works not expressly included in the scope.
5. Variations & Additional Works

Variations may be requested by the Client or required due to site conditions.

All variations will be:

Priced separately

Confirmed in writing where practicable

Additional works may extend project timelines and costs.
6. Payment Terms

Payment terms will be set out in your quotation or invoice.

Deposit prior to commencement

Stage payments

Final balance on completion

Invoices are payable within 7 days unless otherwise stated.

Late payments may result in:

Suspension of works

Additional costs

Statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998

7. Deposits

Deposits secure labour, materials, and scheduling.

Deposits are non-refundable once works have commenced or materials have been ordered, unless otherwise agreed in writing.
8. Client Responsibilities
The Client agrees to:

Provide safe, reasonable access to the property
-
Ensure utilities (water, power) are available where required
-
Remove or protect personal belongings unless agreed otherwise
-
Obtain permissions, consents, or approvals unless agreed otherwise
-
Inform us of known hazards, asbestos, or structural issues
We are not liable for delays or costs arising from failures to meet these responsibilities.
9. Materials & Supply

Materials are selected based on availability and specification at the time.

Where specific products are unavailable, we reserve the right to propose suitable alternatives.

Ownership of materials remains with Partington Properties Ltd until paid for in full.
10. Programme & Delays

Timeframes are estimates, not guarantees.

Delays may occur due to:

Weather
-
Material shortages
-
Unforeseen site conditions
-
Client changes
-
Third-party delays
-

We are not liable for losses arising from reasonable delays beyond our control.
11. Subcontractors

We may engage subcontractors and specialists where required.

All subcontractors operate under our management unless otherwise agreed.

We are not responsible for works undertaken by third parties not instructed by us.
12. Defects & Snagging

Practical completion occurs when works are substantially complete.

Any snagging issues must be reported within 14 days of completion.

Fair wear, manufacturer defects, or misuse are excluded.
13. Warranties & Guarantees
-
Workmanship is guaranteed for 12 months unless otherwise stated.
-
Manufacturer warranties apply to supplied products where applicable.
-
Guarantees do not cover:

Normal settlement or shrinkage
-
Damage caused by third parties
-
Client-supplied materials
-
14. Insurance & Liability

We hold appropriate public liability insurance.

We are not liable for:

Indirect or consequential losses
-
Loss of profit, rent, or opportunity
-
Pre-existing defects or hidden conditions

Our total liability is limited to the value of the works carried out.
15. Cancellation

If the Client cancels works:

Prior to commencement: costs incurred may be charged

After commencement: all completed works, materials, and losses are payable

We reserve the right to terminate works for non-payment or unsafe conditions.
16. Photography & Marketing
Unless agreed otherwise, we reserve the right to:

Photograph completed works
-
Use images for marketing, portfolio, and social media
No personal or identifying information will be disclosed without consent.
17. Force Majeure
We are not liable for failure or delay due to events beyond our reasonable control, including but not limited to acts of God, supply chain disruption, or government restrictions.
18. Complaints
Any complaints must be submitted in writing within 14 days of the issue arising. We will aim to resolve complaints promptly and professionally.
19. Governing Law
These Terms & Conditions are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the English courts.
20. Amendments
We reserve the right to update these Terms & Conditions at any time. The latest version will always be available on our website.
